Truth about Donald Trump, Willie Brown and an almost Helicopter Crash by Mary Cummins

willie brown, kamala harris, nate holden, black, mary cummins, helicopter crash, donald trump, trump towers, ambassador hotel, mary cummins, appraiser, appraisal, los angeles, california

UPDATE: I posted about this almost helicopter crash 11/04/2016. I posted this article 08/09/24 at 2:58 pm. I then emailed it to NY Times, tweeted it to NY Times, Trump and posted it on my LinkedIn and Facebook pages. NY Times and few other journalists emailed me. Some asked for Nate Holden contact which I shared. They contacted him to confirm story and then ran articles about the most likely mixup of Donald Trump's story later yesterday. I believe Trump mixed up Willie Brown for Nate Holden. All other aspects of Trump's story match Nate's story, i.e. date, place, Barbara Res story, Taj Mahal...

ORIGINAL: When I heard the story about Donald Trump and black California politician Willie Brown and an almost helicopter crash it sounded familiar. I remembered a story from black California politician Nate Holden when he rode in a helicopter with Trump and almost crashed before making an emergency landing in New Jersey in 1990. I remembered because it mentioned the Ambassador Hotel which I appraised for Trump's potential "Trump Tower" deal. I met Trump's main real estate person Barbara Res when I was working with the Schine family who owned the shuttered hotel.

Below is the text from Nate Holden's November 2016 post. A link to the post is below that. I saved the text and post image in 2016 and just found it today when I heard Trump might sue the NY Times. Notice image above says "1 hour." I saved it one hour after Nate posted it November 2016. Then I searched my friend Nate's Facebook page and the post was still there. Based on the opening of Taj Mahal April 5, 1990 that is probably when it happened.

"In my recent post I stated that Donald Trump is, "Not a giver to charities" At the conclusion, I said I would report how we avoided a crash in one of his helicopters. Here is the story. I guess Pence didn't get the memo about "Trump Air"

"The Donald" asked me to return to New York to continue discussion on the acquisition of the Ambassador Hotel site and to accompany him to Atlantic City at the opening of the Taj Mahal, his newly built gambling casino. After a short visit in his office, we took the elevator to the lobby on our way to the launching pad. While in the lobby there were a number of people who acknowledged me by saying, "Hi, Senator Holden! Are you living in New York now?" DT said to me, "This is my building and more people know you then know me!" LOL That bothered him.

From that point, we proceeded to take his limo to the launching pad. It was the bumpiest limo ride I ever had! Shocks were gone. Every pot hole we hit was a big bounce. I couldn't believe his limo was not well maintained. We arrived at the launching pad and boarded the helicopter. Traveling with us was Barbara Res and one other individual. We had 2 pilots. BTW the helicopter was a refurbished military helicopter. "The Donald" said, "I have 2 pilots. In case one dies, the other can take over." As we gained altitude heading towards Atlantic City, DT talked about how beautiful the skyline was and how he was going to build the tallest building back in Los Angeles at the Ambassador Hotel site. After a short period of time the pilot began to yell at DT to, "Shut up! Shut up! Keep quiet!" The ride got rougher and rougher. The pilot then announced that the hydraulic system had just failed! They kept it airborne by pumping manually. Just then, I remembered that some of DT's top executives had died 6 months earlier in a helicopter crash because the hydraulic system failed. To make a long story short, we had an emergency landing in Linden, NJ which I am familiar with because I grew up in the area, Elizabeth. "The Donald" turned white as a ghost! I got angry because the plane was not properly maintained and I made my feelings known to the maintenance personnel. One had just crashed and this one was about to crash. I was very upset.

But that is not the worst part of the trip. We boarded another helicopter going to Atlantic City and when we arrived and de-boarded there was a red carpet for DT to enter the Taj Mahal surrounded by a welcoming committee on both sides of the red carpet. As we entered they began to applaud "The Donald" I walked side by side with him. The moment we entered the Taj Mahal he asked me if I wanted to have lunch and then he disappeared. His female assistant took me to a cafeteria area, which was demeaning to me, and then actually asked me to pay for my lunch! I refused! "The Donald" was no where to be found.

That was the straw that broke the camels back as far as I was concerned. I returned to NYC, checked out of his hotel where they charged me $450 per day even though I was invited by him. After that visit I did not hold him in high esteem. That's "The Donald" for you. That is what he was then and what he is today. He takes away and gives nothing back."

Nate's post was still there when I searched for it by word "helicopter."

The case where the three Trump employees died was October 10, 1989 in Lacey Township, New Jersey. Three top executives in Donald Trump's organization were killed. That means Nate's ride was 1990. Ambassador Hotel shuttered 1989. I appraised it 1990. Taj Mahal casino mentioned in Nate's post opened in April 5, 1990. Article about the crash.

I actually wrote about this in 2016.

I also wrote about the Ambassador Hotel deal in 2016.

https://mary--cummins.blogspot.com/2016/10/donald-trump-and-ambassador-hotel-in.html

Turns out Barbara Res wrote about the helicopter story in her biography "Tower of Lies: What My Eighteen Years of Working With Donald Trump Reveals About Him" published in 2020. Her story matches Nate's.

Willie Brown allegedly dated Kamala Harris 1994-1995 or so. This helicopter incident happened in 1990. There's no reason why Brown or Holden would be talking shit about Kamala Harris especially at this time. In 1990 she was only the Deputy DA. 1998 she was Assistant DA. She wasn't the DA until 2002 long after these events. There are sometime a few Deputy DA, Assistant DA.

Other posts by Nate Holden about Donald Trump. None are positive.

"A picture is worth 1000 words!  25 years ago at my meeting where I gave Donald Trump the opportunity to use the microphone he proposed a deal to acquire the Ambassador Hotel for a future development project. As you can see from the expression on my face, his deal was unbelievable. Since that time his deals have also been unbelievable. Hence, so many bankruptcies!!!!  His investors were the ones who lost money in the Ambassador Hotel deal. The American people should be reluctant to become his investors.  The price of such a deal would bring a depression in the highest order. I know Donald Trump. The American people should be warned not to learn about him the hard way.  Feel free to share!"

"Donald Trump’s Confidant, Michael Cohen’s Interview with Vanity Fair

It has been reported today that Michael Cohen, Donald Trump's confidant, interviewed with Vanity Fair, and claimed that when South African leader Nelson Mandela died, Donald Trump remarked, “Name one country run by a black person that’s not a s***hole,’ and then he added, ‘Name one city.” When Donald Trump requested to build a high rise on Wilshire Blvd. at the site of the Ambassador Hotel in Los Angeles, CA, he requested authorization from Mayor Tom Bradley, who referred Donald Trump to me, stating that it would be my decision because it was in my district. I had no idea that he thought I was a s***hole, after all, I am BLACK. Never the less, I supported the project. At the time he was negotiating to build the high rise, Donald trump invited me to New York twice, to visit him at the Trump Tower. Donald Trump also asked me to join him on his private plane to Atlantic City at the dedication of the Taj Mahal. After all that has been said, it is my opinion that Donald Trump is a very confused individual."

"Trump is always bidding on projects that his investors can NOT afford!  Read this LA Times Article and see for yourself.  His investors bought the right to develop the Ambassador Hotel site.  That was my council district and I helped make the arrangements.  The project was moving smoothly and would have been in competition with the Century City development projects.  It spooked Zev Yaroslavsky who represented the 5th council district, which included Century City. I was very upset when Zev Yaroslavsky Richard Katz, who represented the Assembly district in the valley, and Jackie Goldberg called a news conference at the Hotel site protesting the development. Shortly thereafter, Jackie Goldberg and the school board invoked eminent domain action for the purpose of building a school.  The school district put $50 million in a trust a fund and Donald spent it!  So when Donald won the right to reacquire the property he could not repay the $50 million to the trust fund.  The rest is history!"

What is The One 100,000 sf home by Nile Niami at 944 Airole Way, Bel Air, California 90077? By Mary Cummins

The One, Nile Niami 944 Airole Way Los Angeles CA 90077 bel air, holmby hills, mary cummins, real estate, real estate appraiser, california, mega mansion, $500,000,000 price, crazy

UPDATE: September 2021. Home is in receivership with more than $165,000,000 liens, debts and judgments. It will hopefully get an occupancy permit then be listed for sale. It could be sold without an occupancy permit but of course it'd be at a huge discount and someone would have to pay cash.

I don't know if Niles Niami really really expected to build and sell this home or if this was a real estate scam from the start like The Vineyard aka The Mountain. We'll find out when they check the books.

UPDATE: March 2021 home  in default. Price reduced. A few of Niles Niami's projects have been in default, had prices reduced.

ORIGINAL: The property goes by a few addresses. They are main address is 944 N Airole Way and then 937 N Stradella Road and 951 N Stradella Road. The parcel map below shows the property outlined in red. It's zoned LARE20 which is the city of Los Angeles residential estate. It's approximately 166,828 sf or 3.8 acres. It last sold 12/2012 for $28,000,000. It's had repeat lis pendens on it for mechanic liens i.e., unpaid contractors. It's had loans on the property up to $82,000,000. I think one reason the owner throws around the crazy price is to get media coverage and to get insane loans on the property. It's listed as vacant land so I don't think there is an occupancy permit. Sounds like the guy needs to sell it now. Whoever buys it will have to pay property tax in the amount of 1 1/4% of value per year. The original value is the sale price.

The owner is Nile Niami born February 1968 in Los Angeles County, California, Crestlloyd LLC 8981 W Sunset Blvd #303, West Hollywood, CA 90069. I see a Nameer N Niami born 25 Feb 1968 with mother's maiden name Larkin. He also goes by Nile and Neil. His father is Hazim Mohammed Niami born 1932 in Baghdad, Iraq, a civil engineer who designed the Cinerama Dome. His parents divorced when he was six.

The APN of the property is 4369-026-021/020. I see soils and geological permits denied in 2017 and 2018. One was finalized very recently for grading.

I just found permits You have to search by legal description tract 22727 lots 1, 2, 3 and use APNs 4369-026-014/017/002. I think he's trying to obfuscate the property identification so people can't tell it's not as large as he's said it is and it has no occupancy permit. This is very common with these mega-mansions. It makes it difficult to evaluate unless you're an appraiser.

2014 they demolished existing home. 2014 permit to build new one story accessory building. 2017 permit to build new guard house. 2017 permit to build basement for servants. I see five almost dormitory like bedrooms, see below. Generally developers add a basement to be allowed to build more. They generally turn basement into another living level by digging out the sides so it's open. This is how sneaky developers can build more than legally allowed or approved. They can't include the basement area as a living area.

I see they will build two stories over a basement with five car garage. It says 333' x 333' floor area 44,440 sf, total floor area 73,934 sf. Still not 100,000 sf. Residential floor area is 44,440 sf. Again, not 100,000 sf. See below for how they measure the building. It's misleading.

They have to install on site fire hydrant. It looks like they can build max residential living 48,291 sf.

Below is the basic permit so people can read it for themselves.

https://drive.google.com/file/d/1BtiJ8xcmEXd2oQixNNEE51qoJKvVGm5e/view?usp=sharing

There is a $82,500,000 construction loan with Hankey Capital LLC, a $30,188,235 other loan with Yogi Securities Holdings. With no occupancy permit this will be difficult to sell at the moment. He will have to sell it for a bit less than $500,000,000.

The One, Nile Niami 944 Airole Way Los Angeles CA 90077 bel air, holmby hills, mary cummins, real estate, real estate appraiser, california, mega mansion, $500,000,000 price, crazy
If you want to find docs in Los Angeles building and safety you need to search the APN. I see permits only for proposed site stabilization in response to an order to comply due to over steep lot. They have to install soil nails, anchors to hold in place netting for soils and engineering. Nile Niami signed this in 2014 saying he's an owner, builder. There are two permit application numbers 19020-10000-01428 and 19030-10000-03130. I see a 2018 permit for a new entry gate. See below for documents submitted by the owner. These are public documents. I did not hack their plans. I don't see any building permits for a home. I used all three addresses and the APN. Maybe there's a reason why we only see computer graphic drawings of this home. Per building and safety it doesn't yet exist. I think he just built the retaining walls and put in some landscaping. He can say it has 1,000,000 sf because it doesn't matter as I see no home permits.

Here are a few more ID numbers, names.  Parcel ID # PIN # is 144B149 302, APN 4369-026-021, county map red # MB 623-81/83, legal is tr 22727 lot 2. There is a permit for a retaining wall. That's all I see.

Below are the people working on the project:
David R Salter License C69911
Joshua Rafael Feffer License EG2138
Steven Jeffrey Cox License C48940

If you look at the pics the developer provides to media and others, they are mainly computer generated images. They aren't photos. That's because the property is far from ready to be shown. It's not even finished. Below are some recent satellite image pics from Google Pro Earth. Click to see larger. The slope of the land is over steep over 2:1 ratio so they had to reinforce the site. The reason for the slope is so they could build as much as possible.

Flop houses in shitty areas sold, rehabbed and re-rented as "luxury" rooms in Los Angeles - cause of rise in homeless

1409 1411 w 25th st, los angeles, california, 90007 duplex, slum, dangerous, usc, rental, sale, mary cummins, real estate appraiser, flop house, half way house, homeless, tripalink, high crime area, murder, stabbings, death, shootings, the zoe, tripalink

A flop house owned by "Second Chance" at 1409-1411 W 25th St, Los Angeles, CA 90007 sold late 2018 for $749,000. Months before that it sold for $485K. It was originally owned by a woman who is now elderly or dead. It's located off an alley and behind an auto store right off Vermont across from a Jack in the Box and a liquor store. It was sold as a two unit with four beds, two baths each. It was broken down into eight rooms rented separately to near homeless people. They would panhandle across the street at the Jack in the Box or in the Ralphs parking lot. People were frequently passed out in front of the building or they were smoking pot, doing drugs on the porch. It was built in 1904 and is in a Historic Preservation Overlay Zone. It was a total fixer. Below are some pics of it before. It was boarded up to keep the ex-tenants and homeless out.

They renovated the place and it's already listed for rent. Here's the ad listing. Mind you it's in a very, very dangerous area where people have been murdered. Someone was murdered at the Jack in the Box across the street. Another person murdered a block up. Within last six months someone murdered two blocks away. A USC couple murdered two blocks to the west. Cars are broken into every night. People steal mail. It's within 500 feet of the 10 freeway which is dangerous for your health. It's also located next to a very, very busy intersection. The air pollution, sound, constant police sirens, police helicopters, people fighting, yelling... The address of the owner is a Marcus & Millichap office. The people who were evicted from there now live on the parkway and still hang out there as they are now homeless. The spelling errors below are not mine. The site seems to be run by Chinese people as it's also in Chinese.

"Enjoy private relaxation and high-quility living experience in this luxury house close to USC and DTLA. This duplex is located in UPC Patrol Areas (DPS patrols) which provides safe and private space for every resident. Situated in a convenient location, surrounding by multiple restaurants, 3 minutes’ walk to Ralphs and 4 minutes to USC by riding. This duplex is equipped with all the amenities needed to feel right at home. Brand new mattress, beddings, and solid wood furniture will be provided to giving you a place for the most comfortable rest and study. With a cozy living room on second floor including sofa, coffee table and carpet."

https://www.tripalink.com/#/cityDetail/36

It's already for re-sale for $1,200,000. It's allegedly master leased to a student housing group. It's actually illegal to rent out the rooms separately as this is not zoned for a boarding house. I wonder if leasing  to a corporation who subleases to individuals gets it out of rent control? The master lease includes 3% increase in rent per year which is Los Angeles City rent control. Do the sublessees have tenant rights since they aren't the main tenant? Maybe this is how they are getting the units out of LA City rent control. Per rent control even if you rent a room in a boarding house for 30 days plus you are covered by rent control. By July 2019 the landlord can increase your rent by 4%.

https://www.loopnet.com/Listing/1409-W-25th-St-Los-Angeles-CA/15814642/

They said they added heat and cooling, new copper plumbing, electrical. They say there are two units with four beds and four baths each. I think only two baths are legal. Everything else was done without permits. They state it was built in 1907. It was built 1904 and moved in 1907.

I pity anyone who rents a room there for $1,400/month. There are eight rooms. You have to rent for 12 months so it's not student housing. The site advertises itself as communal living. It's now called "The Zoe." I bet they paint over graffiti every morning and roll homeless people off the grass. Whoever cleaned out the building just dumped everything on the sidewalk and parkway across the street in front of Jack in the Box. The homeless people didn't do that. The contractor did. This is where all the trash and dumping is coming from. When you evict a poor person they can't afford to rent another place, move, pay for storage so they have to leave everything. Landlord, contractor dumps it on the street and blames the tenants. The tenants wouldn't dump their stuff on the street. They'd just leave it. I've appraised properties like this with evicted poor tenants. They leave almost everything because they can't afford to move it and have no place to move it to.

1409 1411 w 25th st, los angeles, california, 90007 duplex, slum, dangerous, usc, rental, sale, mary cummins, real estate appraiser, flop house, half way house, homeless, tripalink, high crime area, murder, stabbings, death, shootings, the zoe, tripalink
And this is why there was a huge increase in homeless. Investors are buying slum buildings cheap, renovating and re-renting for market rent. This is the real estate cycle of revitalization though some call it gentrification. It's good for the community and city bringing jobs, money, taxes, business but it displaces a few of the poorest people in the city.

I'll post a few more of these that I've seen. Chinese investors are buying up a lot of slum homes, apartments to turn into individual room rentals. When you ask them what are their plans for the building they lie and tell you they are going to move into it ;-)

05/14/2019 Girard Saenz may face Federal gun charges. He used an obscure federal license intended for collectors of antique firearms to build up his massive collection. The curio and relic license that Mr. Saenz possessed is issued by the federal government for antique firearm collectors. It streamlines the purchases of historic or novel guns and would have allowed Mr. Saenz to avoid California regulations including a 10-day waiting period and a minimum 30-day span between purchases of handguns, according to the law-enforcement officials. I don't see that he's been charged in Los Angeles County Court. Perhaps LAPD just assisted the Federal Government with the search warrant and arrest.

05/10/2019 Girard Saenz was once married to Francoise Marie Verges Saenz. He filed for divorce Nov 12, 1991 in San Diego. Case info here.

There is a well known Francoise Verges who was at the University of San Diego during this time. She's a little older than him but we know he likes older women. This may or may not be that person. She's a
pretty amazing person.

05/09/2019 The man arrested was a personal friend of Cynthia Beck. He is her contractor whom I mentioned below yesterday, Girard Damien Saenz, 57, aka Gerry Saenz. He owns a property on Sunset with Beck and two of her daughters. He lived in San Diego in 1990. He led the design team for the restoration and remodeling of the Lawrence’s Crown Manor. He dated an older woman who was Lawrence's aide. He appears to like older wealthy women. Below is from booking. He was arrested by "fugitives" division? Was he a fugitive? $50,000 bail is low because they must feel he's not a threat to society or flight risk.

UPDATE: One man was arrested. We don't know who yet. "A man was placed under arrest at the scene for violating Penal Code 30600, California's law regarding assault weapons and .50 BMG (Browning Machine Gun) rifles. It prohibits the manufacture, distribution, transportation, importation and sale of any assault rifle or .50 BMG rifles, except in specific circumstances, according to the California Legislature." The cars at the location are registered to Cynthia Beck. We still don't know it there was a tenant or squatters. There were people coming and going allegedly to care for the home.

ORIGINAL: At 2:00 p.m. LAPD and ATF raided a home at 111 N Beverly Glen Blvd, Los Angeles, California 90077. It is just barely north of the intersection of Sunset Blvd and Beverly Glen Blvd right next to UCLA campus. 1,000 + guns were retrieved. LAPD and ATF still on site processing the evidence.

The home is owned by 65 year old Cynthia Dianne Beck born 1954, 728 N Bunker Hill Ave, Los Angeles, CA 90012. She does not live at the Beverly Glen property. She lives at 728 N Bunker Hill, Los Angeles, CA 90012 is her mailing address. She lives in Pacific Palisades. She owns other properties with Gordon Getty of Getty Oil. Turns out Cynthia Beck was Getty's mistress. They had three daughters together. Cynthia owns a few abandoned mansions in Malibu and Bel Air. Here's an article that mentions them including this home. The article states Cynthia Beck lives there. Allegedly she was involved in litigation with her neighbor over a property line. I do see in permits she tried to build a retaining wall. Clearly Beck is a multi-millionaire and doesn't need to sell guns. I'm sure it's a tenant. I could be wrong about the tenant. Beck appears to leave her properties vacant.

FTR I lived up the street two blocks until 2015. I'd drive by that home every day.

https://www.yolandaslittleblackbook.com/blog/2018/05/18/cynthia-beck-abandoned-malibu-mansion-28012-sea-lane/

Per the above link,

"Of note about this Bel Air house is that Ms. Beck was involved in a lengthy — and extremely costly — disagreement with her next-door neighbors, apparently stemming from a boundary dispute. In 2009, after a protracted eight-year legal war that ultimately ended with a jury trial, Ms. Beck was ordered to pay the couple next door a whopping $6 million in compensatory and punitive damages. Two years later, her neighbors won another award against her for attorneys’ costs totaling $446,302.21."

Here is more from the lawsuit. Beck appealed and lost. Seems the original neighbor to the north 141 N Beverly Glen built a pool, reflecting pond and wall on Beck's property. Beck told her neighbor to remove those improvements. They entered into a settlement agreement to remove the improvements. Beck then violated the agreement. Neighbor won on appeal. I bet the neighbor at 141 Beverly Glen turned in the person at 111. They are the only ones who can see into the property.

Is a friend or friend of the family living in that home? Maybe squatters? There is a friend named Girard Damien Saenz, 57, aka Gerry Saenz a contractor.

It seems Gordon Getty's second family was an open secret per the LA Times. "Nicolette, Kendalle and Alexandra are my children," Getty wrote in a statement released to the media. "Their mother, Cynthia Beck, and I love them very much." Their full names are Kendalle Pauline Getty, Nicolette Michelle Getty.

The property is rented to, had the following people living there. I don't know if these are the guilty parties. I'm just stating they lived there recently. I'm not going to post the alleged tenants. They are the names of the past owners.

The home is 8,229 sf Colonial with 5 beds, 8 baths on a 38,973 sf lot. There is a pool. It was built in 1930. It last sold in 2001 for $2,600,000. It appears to be free and clear. Below is past MLS listing. No interior photos. No work has been done on the home since 1965.

Hawaii lava flow zones, home development, insurance rates, property values - Mary Cummins, real estate appraiser/broker

The United States Geological Survey (USGS) oversees the Volcano Hazards Program (VHP). The VHP maps out past volcanic activity taking into effect topography to predict lava flow risk zones. The map above in the header photo shows recent lava flows. Below is a map of Hawaii with the lava flow zones.

It’s common sense that no one should live in lava zones one, two and probably three. This is why years ago insurance companies would not give lava flow insurance to properties in zones one and two. This caused a problem for developers who wanted to sell homes in those areas in the 1960’s. If you can’t get lava flow insurance, you can’t get a mortgage. If you can’t get a mortgage, you can’t sell homes. This is when politicians did something reckless.

The politicians forced the insurance companies to offer lava flow insurance in zones one and two. The only way they could do this was to raise the cost of insurance for all people in the area to cover the higher risk.

If you look at the above map, you can see that the area that became Vacationland was wiped out in the 1960’s lava flow. All homes were lost. The area near Leilani Estates was also wiped out by lava flows. After the lava flows real estate developers started buying the worthless land. It couldn’t be used for farming or grazing as there was very little soil. By mid 1960’s they were marketing and selling this land to haoles on the mainland as vacation homes. Below are two ads from 1968 and 1969, less than a decade after lava wiped out a previous development.

Before the developers started selling lots they lobbied the politicians to build roads and provide utilities to these areas. The politicians owned lots of this land. One was them was Senator Kazuhisa Abe who started Vacationland in the 1960’s. He used his influence to get the state to pay for roads and utilities for this area. Generally the developer pays for streets, sidewalks, street lights, utilities for their development. They also contribute toward roads, highways if needed.

Human greed is what caused people to buy/sell land and homes in this area. The developer only cared about making money. He does not care about the residents living in the area. The people who bought the property just wanted cheaper, more affordable housing.

The people who lost their homes and had insurance may be okay. The insurance goes to pay off the mortgage first. If there’s anything left over, it can be used to rebuild or they can pocket the money. I doubt the government will allow people to rebuild in this area. It would make no sense to rebuild as there are no highways or utilities. The land is now worthless.

The people who did not lose their homes who are in the evacuation zones may be in the worst situation. Their home is worthless but because it wasn’t burned down they get no insurance money. They probably can’t even get to their home. Their homes are not livable as there are no highways, streets or utilities. They probably have a mortgage and still have to pay property taxes yet they can’t live in their home.

Based on human greed I see the same thing happening in the future. After a few years people will forget about the lava flow. Plants will eventually grow in poor soil over the lava flows. Homes will be built on this land and the process will repeat itself just like Texas rebuilding after every hurricane and flood using FEMA money.

The state should not allow homes in this area. It should be turned into a wildlife area and state park only. They shouldn’t even allow cabins in zones one and two. The state would not have to buy the land from the owners as it is worthless. The owners will stop paying property tax on the land and the state will own it within five years by default. The state could reduce their property tax to almost zero as the land is worthless. Still, it would not make sense for anyone to pay any property tax on this land. Time will tell if human greed causes a repeat of these events.
