What is The One 100,000 sf home by Nile Niami at 944 Airole Way, Bel Air, California 90077? By Mary Cummins

UPDATE: September 2021. Home is in receivership with more than $165,000,000 liens, debts and judgments. It will hopefully get an occupancy permit then be listed for sale. It could be sold without an occupancy permit but of course it'd be at a huge discount and someone would have to pay cash. 


I don't know if Niles Niami really really expected to build and sell this home or if this was a real estate scam from the start like The Vineyard aka The Mountain. We'll find out when they check the books. 

UPDATE: March 2021 home  in default. Price reduced. A few of Niles Niami's projects have been in default, had prices reduced. 


ORIGINAL: The property goes by a few addresses. They are main address is 944 N Airole Way and then 937 N Stradella Road and 951 N Stradella Road. The parcel map below shows the property outlined in red. It's zoned LARE20 which is the city of Los Angeles residential estate. It's approximately 166,828 sf or 3.8 acres. It last sold 12/2012 for $28,000,000. It's had repeat lis pendens on it for mechanic liens i.e., unpaid contractors. It's had loans on the property up to $82,000,000. I think one reason the owner throws around the crazy price is to get media coverage and to get insane loans on the property. It's listed as vacant land so I don't think there is an occupancy permit. Sounds like the guy needs to sell it now. Whoever buys it will have to pay property tax in the amount of 1 1/4% of value per year. The original value is the sale price. 

The owner is Nile Niami born February 1968 in Los Angeles County, California, Crestlloyd LLC 8981 W Sunset Blvd #303, West Hollywood, CA 90069. I see a Nameer N Niami born 25 Feb 1968 with mother's maiden name Larkin. He also goes by Nile and Neil. His father is Hazim Mohammed Niami born 1932 in Baghdad, Iraq, a civil engineer who designed the Cinerama Dome. His parents divorced when he was six.

The APN of the property is 4369-026-021/020. I see soils and geological permits denied in 2017 and 2018. One was finalized very recently for grading.

I just found permits You have to search by legal description tract 22727 lots 1, 2, 3 and use APNs 4369-026-014/017/002. I think he's trying to obfuscate the property identification so people can't tell it's not as large as he's said it is and it has no occupancy permit. This is very common with these mega-mansions. It makes it difficult to evaluate unless you're an appraiser.

2014 they demolished existing home. 2014 permit to build new one story accessory building. 2017 permit to build new guard house. 2017 permit to build basement for servants. I see five almost dormitory like bedrooms, see below. Generally developers add a basement to be allowed to build more. They generally turn basement into another living level by digging out the sides so it's open. This is how sneaky developers can build more than legally allowed or approved. They can't include the basement area as a living area.

I see they will build two stories over a basement with five car garage. It says 333' x 333' floor area 44,440 sf, total floor area 73,934 sf. Still not 100,000 sf. Residential floor area is 44,440 sf. Again, not 100,000 sf. See below for how they measure the building. It's misleading.

They have to install on site fire hydrant. It looks like they can build max residential living 48,291 sf.

There is a $82,500,000 construction loan with Hankey Capital LLC, a $30,188,235 other loan with Yogi Securities Holdings. With no occupancy permit this will be difficult to sell at the moment. He will have to sell it for a bit less than $500,000,000.

If you want to find docs in Los Angeles building and safety you need to search the APN. I see permits only for proposed site stabilization in response to an order to comply due to over steep lot. They have to install soil nails, anchors to hold in place netting for soils and engineering. Nile Niami signed this in 2014 saying he's an owner, builder. There are two permit application numbers 19020-10000-01428 and 19030-10000-03130. I see a 2018 permit for a new entry gate. See below for documents submitted by the owner. These are public documents. I did not hack their plans. I don't see any building permits for a home. I used all three addresses and the APN. Maybe there's a reason why we only see computer graphic drawings of this home. Per building and safety it doesn't yet exist. I think he just built the retaining walls and put in some landscaping. He can say it has 1,000,000 sf because it doesn't matter as I see no home permits.

Here are a few more ID numbers, names.  Parcel ID # PIN # is 144B149 302, APN 4369-026-021, county map red # MB 623-81/83, legal is tr 22727 lot 2. There is a permit for a retaining wall. That's all I see.

If you look at the pics the developer provides to media and others, they are mainly computer generated images. They aren't photos. That's because the property is far from ready to be shown. It's not even finished. Below are some recent satellite image pics from Google Pro Earth. Click to see larger. The slope of the land is over steep over 2:1 ratio so they had to reinforce the site. The reason for the slope is so they could build as much as possible.

New five star "Hyatt" hotel built in Bel Air, California - Mary Cummins real estate appraiser

ORIGINAL: Recently I wrote an article about the 53,000+ sf "single family home" built directly behind me. This is the second largest home in Los Angeles. The owner is billionaire Anthony Pritzker an heir to the Hyatt Hotel fortune. Pritzker managed to build this home that seriously looks exactly like a hotel starting in 2005 and finishing in 2012 without having to notify any of his neighbors west of him. I haven't spoken with the neighbors to the other side but one of them made a report for construction without permits. None of us know how this huge project was built.

This is not just a 53,000+ sf home. The original property was just a sliver of land, a promontory on the top of the hill. They literally built a mountain 250' wide by about 750' long to make a pad that size built up to the top of the hill. The retaining walls look at least 50' tall from where I am directly beneath the property. I didn't have a huge, tall and wide mountain behind me blocking light and diverting the creek when they started. Now I do.

After they spent three years building the mountain they supposedly built a "single family residence." They are father and mother Anthony, Jeanne Pritzker with six kids a few being adults and most likely on their own. Why does a man, wife, couple of kids need a 53,000+ sf house? They don't. They actually own other homes in the area where they also live. What then is the purpose of this huge over built home which has a hair salon, bowling alley, pool, tennis court, arts and crafts room, media...?

This is not actually a single family home even though the property is zoned for only single family homes. This is actually a private hotel, restaurant, event/party location for their many businesses, organizations, charities, political groups they own and operate. They wanted to build their very private own hotel, restaurant, ball room similar to the nearby Hilton Hotel, Beverly Hills Hotel, Bel Air Hotel. In fact the acreage is pretty similar to some local five star hotels. As the Pritzker family made their money by owning Hyatt Hotels it all starts to make sense now. The built a mountain then put a Hyatt Hotel on top of it in a residential zone.

I would bet they write off most of the home expense as business or non-profit expense. They actually had to get a permit to get a temporary generator for one big party they recently had. They hosted a $20,000 a plate, $50,000 a table political fundraiser at the home. They rent, use for free the nearby Harvard Westlake grass athletic field to use as a parking lot for parties. They shuttle guests up the extremely narrow row to their home. This is the same school their kids attend. In fact two teachers at the school said they had three children in the school. They were making their own private path to get from their home directly to the school. This would be across other people's property.

This home is equipped with more than one guest house, security building, restaurant sized kitchens, professional media rooms, bowling alley and much more. When they have parties the valet parkers they hire sometimes park the cars lower down on the public streets. Helicopters buzz above the home to get video of dinner parties viewed through the inner atrium. They have a full time professional staff and caretakers. This is not a single family home at all.

How was Anthony "Tony" Pritzker allowed to build this huge fake mountain with an out of place monster mansion aka HOTEL without notifying any of the neighbors? The recent Prince can't get his smaller home approved but this billionaire American hotel heir with his UCLA, political, architectural, planning consultant contacts could.

In my previous article I explain how they were able to get this project approved and built under the radar by gaming, cheating, working, greasing(?) the permit office. All those political contributions sure came in handy. In fact I made a complaint about the property and it's not even in the record. They destroyed my complaint.

Below are just a few publicly covered commercial parties at this house. Most people rent a banquet room at a hotel, pool area, bar. If you're a billionaire Hyatt heir you can just build your own private hotel in a residential neighborhood. Don't mind your neighbors with 1,800 to 2,400 sf homes. Feel free to build a mountain with your private hotel on top.

They raised $500,000 for UCLA's (don't laugh) Institute of the Environment and Sustainability at the house March 20, 2012. Their guests, friends are the Governor, Senators of California.

Permits are here ladbs.org under 1261 Angelo in Los Angeles. Main home is 120' x 215'. There are at least four separate buildings including a guest house, ADU. Height is 36' not including basements. 30,000 sf main house not including basements or three other buildings. They added on after it was finished. Grading started 2001. They got permits for retaining walls and infill first. They built the pad first. Basement and foundation started around 2005. They got permits for the lower level then foundation then they got permits for the main home and other structures separately. Below are some permits. Anthony Pritzker 1261 Angelo, Super mansion in Bel Air built quietly 80,000 sf - Mary Cummins, real estate appraiser

UPDATE: 01212026 Pritzkers are getting divorced and selling the house. It was listed at $195,000,000 but was just reduced to $135,000,000. 

ORIGINAL: While people are complaining about the once 80,000 sf and now only 60,000 sf house being built on Benedict Canyon at 9933, 9937, 9941 West Tower Lane another person has built an even larger home quietly without alerting any neighbors. This person did it by first asking to build a flat pad around a sliver of land to put a 60 car parking lot. Seems reasonable for an old four bedroom home. They took 3-5 years to build the huge foundation. They literally built the mountain. Then they drew parking lot lines on the parcel. LA City approved that. Project Engineering built this.  I've saved pics of this development since 2009. Addresses are 1261, 1263, 1269 Angelo Drive, Los Angeles, CA.

Then they asked for permits to build a home on that. Got that approved. Then they asked for permits to build a basement same size as the house. Got that approved. Then they dug out the basement and it was a first floor. Got that approved. Then they asked to build another basement. Got that approved. Then they asked for a guest house. Got that approved. Then they asked for a security house. Got that approved. By getting permits bit by bit they were able to forego any need for neighbors to know about the project or have the ability to object. They were also able to get around the necessary environmental review or fire codes. Here is the file.

This home is now the second largest in BH and it's right behind my house. "Second is the Pritzker Estate in Beverly Hills, owned by Anthony Pritzker, an heir to the Hyatt Hotels fortune. The main house sports 49,300 square feet, and the compound has has a two-level basement, bowling alley, game room, bar, media library, hairdressing area, gym, and an arts and crafts room. The total of all buildings is over 53,000 square feet." It's most likely bigger than 53,000 sf.

None of the neighbors ever got a notice of any construction. There were complaints from the neighbors but I believe the engineer took care of all of those problems. Because they built a much larger home they ended up somehow getting permission to put a new sewer line going down the west side of the hill. The existing line was to the east. Now more sewage is going down tiny Beverly Glen sewer line which has issues as it is. Thankfully only Anthony his wife Jeanne and six kids will be living there.

They bought it in 2005. I think they have it under a LLC for many reasons. One of the bigger ones is the fact that Anthony Pritzker is supposed to be "green" but this home is far, far from green.

They lied about what they were building to get around codes, permits, size, neighbor notifications. None of us on the west side of his property were notified of anything. They bulldozed natural terrain, wildlife dens and mature native plants to build a little road not on their property to access the bottom of their property. They added their sewer to our sewer down here. We already have sewer issues down here. It hasn't been upgraded in almost 100 years. They built two basements to further increase the size of their home without setting off size alarms. They graded the mountain top in an area where you are not allowed to do that. They basically built a mountain where there was none before. I believe this is why the rear of my property has been flooding since they built this huge mountain. They have changed the sound so we can now hear them down here. They were allowed to build this huge thing while the Prince just up the road was stopped from building smaller on a larger lot. Obviously they did not have Anthony's "permit facilitator."

I am directly below them. I'm trying to get a Google Earth image of what it looks like to me. From below you just see this massive thing. While I'm glad they put trees in front of the massive retaining walls but they basically built a mountain where there wasn't one before.

Below are previous photos. I know I have the pics of the lot being just a sliver of land. The builder states the home is "green" with solar panels, eco-AC and heating... The thing is you can use every type of "green" building method and material and a 53,000(?) sf home for one family will never be "green." Humongous is not "green" though I am glad he used green technology. Owner is on a green building board. I went up there asking for scrap wood to donate to our wildlife enclosures. They said they weren't using any wood at all in the construction. I took the below photos.

Before and After 2003 to 2014. They added huge retaining walls, built the basements, bottom two levels, filled in part with dirt, put trees, vines to cover the walls. It took 2-3 years just to build the pad. Originally there wasn't even a walking path to the site.

The same house was also featured in 2000’s Hanging Up as the residence where Lou Mozell (Walter Matthau) lived.  In the movie, the property is referred to as being on Angelo Drive, which was its actual former location.  Quite a lot of the house appeared in the flick, including the front exterior;
